About Us: Premier Commerecial / residential Refinishing & Restoration

Welcome to STLREFINISHINGPROS.com where we bridge the gap between high-end architectural aesthetics and rapid operational turnarounds. we specialize in delivering factory-grade finishes on-site for homeowners, the hospitality, healthcare, corporate, and multi-family residential sectors. We don't just patch up surfaces—we Aim to fundamentally restore your residential and commercial assets to a factory-new condition. We eliminate the logistics, delays, and capital expenses of traditional renovation or remodeling, saving you time and money.

Driven by Precision: The HVLP Advantage

What sets us apart from standard commercial painters and surface contractors is our unwavering commitment to precision. We exclusively deploy elite technicians armed with high-end HVLP (High Volume Low Pressure) spray systems. Traditional brushes and rollers leave micro-textures that ruin wood grain profiles and trap dangerous bacteria in healthcare spaces. Our advanced HVLP spray technology achieves micro-atomization of industrial coatings, resulting in a mirror-smooth, seamless, and completely non-porous finish. Whether we are spraying expansive corporate conference tables, high-traffic hotel bar tops, or dozens of apartment bathtubs, our results are indistinguishable from an off-the-line factory installation.

Our Core Mission: Zero Operational Downtime

In business, vacant spaces mean lost revenue. We understand that a hotel room out of order, a restaurant table out of commission, or an apartment unit sitting empty between leases directly impacts your bottom line. By pairing our precision equipment with proprietary, fast-curing industrial clear coats, urethanes, and reglazing agents, we minimize corporate downtime. Our efficient on-site workflows allow us to completely prep, repair, and spray high-use surfaces, allowing them to be fully cured and returned to revenue-generating service within an average of 24 hours.

Transparency in Action: Our Operational Standard

We believe a successful partnership is built on complete operational alignment. Below, you will find our exact service Agreement, property preparation guidelines, and Aftercare instructions. We lay our entire process bare so property managers, engineering directors, and owners know exactly what to expect when our teams step onto the job site.

Aftercare Instructions: Protecting Your Factory Finish

Our advanced HVLP spray applied coatings deliver a non-porous, mirror-smooth surface that is incredibly durable and easy to maintain. However, because refinished fixtures lack the microscopic pores of old ceramic or porcelain, they do not require harsh abrasive scrubbing.

To maximize the lifespan of your factory-grade finish and keep your warranty fully intact, ensure your maintenance teams, cleaning crews, or tenants follow these simple care guidelines.

1. Wait the Required Cure Time

  • Do Not Use the Fixture Early: Even though our industrial coatings dry quickly, the surface requires 24 hours to completely chemically cure. Do not run water, place items on, or touch the refinished surfaces until this window has passed.

    2. Approved Cleaning Methods & Products

  • Use Mild, Non-Abrasive Cleaners: Clean the surface regularly using a soft sponge, microfiber cloth, or squeegee paired with a mild, liquid dish soap, diluted multi-surface spray, or non-abrasive bathroom cleaner (e.g., Dawn, Formula 409, or Green Works).

  • Rinse Thoroughly: After cleaning, always rinse the surface with clean water and wipe it dry with a soft cloth. This prevents soap scum buildup and keeps the finish looking high-gloss.

3. Strictly Prohibited Chemicals & Tools

  • Never Use Abrasive Powders or Pads: Absolutely avoid abrasive cleaners (like Comet or Ajax), steel wool, scouring pads, or stiff bristle brushes. These will create microscopic scratches that dull the mirror-smooth gloss over time.

  • Avoid Harsh Solvents and Acids: Keep heavy-duty drain cleaners, bleach, acetone, nail polish remover, and highly acidic cleaners and bath salts away from the finish. If a drain cleaner must be used, pour it carefully directly down the drain using a funnel to avoid surface contact.

4. General Maintenance Tips

  • Fix Leaky Faucets Immediately: Continuous dripping water or standing water caused by a clogged drain can break down the coating's molecular bond over time, leading to premature wearing.

  • Avoid Suction Cup Mats: Do not use bathmats with suction cups on refinished tub bottoms. The constant suction and pulling can weaken the adhesion layer. If a non-slip surface is required, ask us about our factory-applied slip-resistant textures during your assessment.

Professional Workmanship Warranty & Surface Disclosure

We stand behind our factory-grade finishes with a comprehensive Commercial Warranty covering all multi-family, hospitality, and corporate properties.

What Our Warranty Covers:

We guarantee our coatings against blistering, peeling, cracking, or major adhesion failure resulting from defective materials or workmanship for a period of 1 year from the date of completion. If our HVLP-applied coating fails due to application errors under normal usage conditions, we will repair or resurface the area at zero cost to you.

Warranty Exclusions & Disclosures:

To maintain coverage, properties must strictly adhere to our provided Aftercare Instructions. This warranty becomes void if the surface suffers damage caused by:

  • The use of abrasive scrubbers, steel wool, or corrosive drain cleaners (acids/lye).

  • Continuous plumbing leaks, dripping faucets, or stagnant pooling water.

  • Impact damage (e.g., dropping heavy tools or fixtures onto the surface).

  • The use of suction-cup bathmats.

Property Manager Prep Checklist: Before the Technicians Arrive

To guarantee an ultra-smooth, factory-grade finish and a seamless 24-hour turnaround, proper room preparation is key. Because our high-end HVLP spray systems rely on a completely dust-free environment for flawless adhesion, we ask property managers, hotel maintenance crews, or hosts to complete this quick checklist before our technicians arrive on-site.

  • Fix All Plumbing Leaks: Ensure all faucets, showerheads, and handles are completely drip-free. Constant water dripping on a freshly sprayed surface will ruin the chemical curing process.

  • Remove Personal Items & Linens: Clear out all loose items from the bathroom, including shower doors / tracks curtains, rods, towels, bathmats, soap dishes, toiletries, and trash cans.

  • Clear the Worksite Entryway: Ensure the hallway and path leading to the bathroom are clear of obstructions so our technicians can safely transport their HVLP spray rigs, ventilation systems, and exhaust lines.

  • Coordinate Adjacent Trades: Please do not schedule dust-producing trades (such as drywalling, tile cutting, floor sanding, or heavy woodworking) in adjacent rooms on the day of refinishing. Microscopic dust particles floating in the air can settle on the wet coating and compromise the mirror-smooth surface.

  • Provide Power, water, and Climate Control: Ensure the property has active electricity and operational HVAC systems. The fast-curing commercial coatings rely on stable ambient room temperatures to dry and bond correctly.
